Q: Am I required to make my property available to Section 8?
A: This will vary from city-to-city in King County. In Seattle, the answer is “yes” if they qualify in all other areas of the background check. In the other City’s (e.g. Shoreline) you can decline Sec. 8 vouchers.

Q: Can I reach you after hours?
A: Yes. We have an after hours emergency line for all both tenants and clients that is on 24-hours a day 365 days a year.
Q: Can you put the money directly into my account?
A: This is our preferred method, a direct deposit to your bank account. However, if you’d still like to receive a paper check we can accommodate.
Q: Do you sell real estate too?
A: As a full service real estate brokerage we buy, sell and list properties for our valued clients.
Q: How and when do I get my checks?
A: You should receive your funds on/around the 10th of the moth each month. The dates vary slightly depending if the 10th falls on a weekend or Holiday.
Q: How is rent collection handled?
A: Tenants have a myriad of ways to pay us. Gone are the days of “it’s in the mail.” Tenants can pay online with a credit card, directly from their bank account, schedule a direct withdrawal, put in our 24-hour secure office drop box or snail mail.
Q: How much security deposit do you charge the tenant?
A: It varies, depending on the amenities the property has. Generally, we’ll want to place it slightly under a full month’s rent. If we’re concerned about additional liability we will increase it to a threshold that we feel will comfortably mitigate any potential risk.
Q: What type of properties do you manage?
A: We manage single family homes, duplex, triplexes and small apartment communities (under 30 units).
Q: What type of reports do I get and how often?
A: Each month you have a tenant you’ll receive two reports; a cashflow statement and balance sheet. At the end of the year we’ll give you a consolidated 1099 you can take to your CPA.
